Alpha Property Investments isn’t a faceless property management company—we’re part of the community we serve. We live and work right here in Berks County, and that local connection drives our hands-on approach to property care and tenant relationships.
We are a family-owned real estate company rooted in hard work, community values, and a deep commitment to quality living. The company was founded by Hippocrates “Lucky” Deligiannis, who immigrated to the United States from Greece in 1966 with little more than a toolbox and an unshakable work ethic.
From his early days as a plumber working on local apartment projects to building homes, restaurants, and apartment communities from the ground up, Lucky has spent decades investing in people, not just properties. His first major development, Grecian Terrace Apartments, was completed in 1975 and laid the foundation for a growing portfolio that now includes Green Valley Terrace, the Orioles on Woodrow Avenue, Philadelphia Ave Apartments in Shillington, and more.
Today, Alpha Property Investments continues Lucky’s legacy of craftsmanship, integrity, and community-minded development—offering residents across Berks County a place to call home.

Hippocrates Deligiannis, better known as “Lucky,” arrived in the United States from Greece in 1966 with a vision and drive to succeed. At just 16, with limited money but an abundance of skill and determination, he secured a job at Adelphia Kitchens through the help of a sponsor. Settling in Reading, Pennsylvania, Lucky and his family embraced the opportunity to create their own American dream with hope and a strong work ethic.
In Greece, Lucky had worked as a mechanic, fixing all types of equipment. In the U.S., he quickly transitioned into plumbing, becoming a licensed plumber after two years as an apprentice. He then joined Olympic Plumbing and Heating, where he was responsible for the plumbing work on the Governor Mifflin Apartments from 1967 to 1973. This project provided him with valuable insights into the building business.
Lucky’s entrepreneurial journey began with purchasing scattered lot sites, where he started building apartments and single-family homes. In 1975, he completed his first major project, the Grecian Terrace Apartments in West Lawn. His ambition didn’t stop there; in 1977, he built and opened the Crystal Springs Restaurant in Sinking Spring. The restaurant became locally renowned for its ¼ chicken dinner and hosted the largest fundraising events for the Wilson School District.
In 2004, Lucky sold Crystal Springs and opened The BBQ Pit, also located in Sinking Spring. Throughout the years, he acquired land to develop apartments in Sinking Spring and Shillington, while also expanding his real estate portfolio with several apartment projects in Miami, Florida.
One of Lucky’s most significant ventures was purchasing land behind The BBQ Pit to develop Green Valley Terrace, a luxury apartment complex which has become his legacy to his children, Eleni and Georgine, and his grandchildren, Anna and Andrew.
